House Rules

Please review these rules before booking. They are here to protect the property, our neighbors, and future guests.

1. No Smoking or Drug Use

Smoking or vaping of any kind is not permitted inside the property or immediately around the home. This includes cigarettes, marijuana, vapes, incense, sage, or any other substance that creates smoke or strong odors.

Evidence of smoking may result in a $1,000 smoking violation charge, where permitted, in addition to documented cleaning, deodorizing, or damage-remediation costs.

2. No Unauthorized Parties or Events

Parties, events, and large gatherings are not permitted unless approved by us in advance.

Please keep noise at a respectful level, especially outside.

Quiet hours are 10:00 PM–8:00 AM.

Unauthorized parties, events, or serious noise violations may result in a $1,000 violation charge and termination of the reservation where permitted.

3. Pets Must Be Approved

Pets are accepted on a case-by-case basis and must be approved before arrival. Maximum: 5 pets per reservation.

Pet fees are:

Under 7 days: $50 per pet
7–25 days: $100 per pet
25–30 days: $250 per pet
For stays longer than 30 days, the pet-fee period resets and additional pet fees apply for each additional 30-day period.

Unauthorized pets are subject to a $500 unauthorized-pet charge per pet, in addition to the applicable pet fee.

Pets must remain off furniture and may not be left unattended unless secured inside a kennel. Dogs must be house-trained, taken outside for bathroom breaks, and cleaned up after. Potty pads are not permitted inside the property.

Service Animals & Emotional Support Animals

Service Animals are accommodated in accordance with Airbnb policy and applicable law and are not subject to pet fees.

Emotional Support Animals (ESAs) are subject to our standard pet policy and applicable pet fees unless otherwise required by applicable law or Airbnb policy.

If you are traveling with an ESA, please let us know so we can properly account for the animal and applicable pet fee before arrival.

4. Registered Guests Only

Only guests included on the reservation may stay at or use the property unless additional guests are approved beforehand.

Unauthorized guests may result in a charge of $100 per guest, per night.

5. Reservation Dates

Guests may not remain at the property beyond their confirmed reservation dates without an approved extension.

6. Excessive Cleaning or Damage

The standard cleaning fee covers normal turnover cleaning.

Excessive mess, stains, pet hair, trash, damage, or cleaning beyond a normal turnover may result in additional charges based on the actual work required.

7. Protect the Plumbing

Please do not put hair, grease, cooking oil, food, wipes, or other inappropriate materials down sinks, showers, tubs, or toilets.

If a plumber is required because of guest misuse, the guest may be responsible for the service call, beginning at approximately $200, along with any resulting repair costs.

8. Smart Lock

Please use the smart lock when leaving the property.

Do not lock any secondary door-handle lock in a way that could prevent smart-lock access. If a locksmith is required because the property was manually locked against the provided access method, the guest will be responsible for the locksmith cost.

9. Blinds

Please open and close the blinds carefully.

Lost, missing, or damaged blinds may cost approximately $40 per blind to replace. If a blind becomes detached during your stay, please let us know rather than forcing or damaging it.

10. Check-In & Check-Out

Standard check-in: 4:00 PM

Standard check-out: 11:00 AM

11. Late Check-Out

Late check-out must be requested at least 24 hours before departure and is subject to approval.

Approved late checkout is $50 per hour.

An unauthorized late checkout may also result in additional cleaning or rescheduling costs if our cleaning team must be delayed or rescheduled.

12. Early Check-In

Early check-in is subject to availability and should be requested in advance.

3:00 PM check-in: $50
Earlier than 3:00 PM: $25 per additional hour, when available

Please do not arrive at the property early without approval.

13. Property Inventory

Furniture, linens, electronics, kitchen items, décor, and other property contents are inventoried.

Guests are responsible for missing or damaged items caused during their reservation. Theft may be reported to the appropriate authorities.

14. Extended-Stay Cleaning

Reservations longer than 28 nights may require an additional cleaning after each month of occupancy.

When required, the additional cleaning will be charged separately at the same rate as the initial cleaning fee.

15. Exterior Security Camera

An exterior security camera monitors the entrance to the property.

Do not cover, disconnect, move, damage, or otherwise interfere with the camera. Tampering with security equipment may result in termination of the reservation where permitted.

There are no cameras inside the property.

16. Maintenance & Equipment

Occasional maintenance may be necessary during a stay.

If an appliance, amenity, or other feature stops working, please notify us as soon as possible. We will make reasonable efforts to inspect and correct the issue promptly.

Any refund or reservation adjustment related to an unavailable amenity will be handled according to the circumstances and applicable booking-platform policies.

17. Cleaning Concerns

Please report any cleaning concern within 12 hours of check-in so we have an opportunity to inspect and correct it.

We may require access to inspect a reported issue before determining the appropriate resolution. When possible, please allow up to 24 hours for us to coordinate an inspection or service visit.

18. Mail & Packages

Please do not send mail or packages to the property before your arrival.

Deliveries may be made during your stay if you are available to receive them. For important packages, we recommend using a nearby UPS, FedEx, or other secure pickup location.

We are unable to coordinate retrieval or forwarding of packages left after checkout.

19. Respectful Conduct

Threatening, abusive, discriminatory, or harassing behavior toward neighbors, vendors, property staff, or management is not permitted.

Serious conduct violations may be reported to the booking platform and handled according to its policies.

20. Shoes

Please remove shoes when entering the property to help keep the floors clean.

21. Air Conditioning

Please keep the thermostat between 72°F and 78°F.

Setting the thermostat below 72°F may cause the HVAC system to freeze, particularly during hot Texas weather.

If service is required because of improper thermostat use, the guest may be responsible for the resulting service charge.

22. Pool / Resort Construction

The resort pool is currently under construction and is not available for guest use.

Gruene Lake Ranch is still being developed, so guests may also encounter active construction in portions of the resort. Please stay out of all designated construction areas.

23. Grill & Fire Pit Fuel

We do not provide or refill propane, charcoal, or firewood.

Guests may purchase their own fuel or firewood locally where appropriate.

24. Shared Well Water

The property uses a shared well-water system.

At times of heavier use, water pressure may temporarily decrease. If this happens, allow some time for the system to recover.

Please keep in mind that this is a Hill Country property and water pressure may differ from what you would experience in a city home.

25. Grill Currently Unavailable

The outdoor grill is currently out of order and has been removed from the property's listed amenities.
