1. No Smoking/Drug Use: Smoking, vaping, incense, sage, or illegal substances are prohibited inside the unit, on the balcony, in hallways, or anywhere on the property. A $1,000 minimum fine applies for violations, plus additional cleaning fees. This fine may also result in rental agreement revocation.
2. Events/Parties: Events and parties, including loud music, require prior approval. Unapproved gatherings or noise complaints will result in a $1,000 fine and possible removal without refund. Quiet hours are from 10:00 pm to 7:00 am.
3. Pets: No pets are allowed at any time, including visiting pets. Violations incur a $1,000 minimum fine plus costs for damages or cleaning.
4. Guest Count: Only the number of guests listed in your reservation are allowed unless pre-approved. Undeclared guests incur a $100 per guest, per night fee.
5. Stay Duration: Guests may not stay past their reserved dates.
6. Additional Cleaning: Excessive mess or cleaning needs will result in extra charges on top of the standard cleaning fee.
7. Plumbing Restrictions: Do not pour grease, oil, or hair down drains. Any resulting plumbing issues will incur a $200 minimum fee plus repair costs.
8. Blinds Care: Handle blinds carefully. Lost, damaged, or detached blinds cost $40 each to replace or reattach.
9. Check-In/Out: Standard check-in is at 4:00 pm, and check-out is at 10:00 am. Late check-out must be requested 48 hours in advance and costs $50 per hour. Unauthorized late check-outs incur a fee equal to the cleaning fee plus $50 per hour. Early check-in must be requested at booking and costs $50 for 3:00 pm or $25 per hour earlier. Unauthorized early arrivals must wait until check-in time.
10. Inventory: All items are inventoried. Missing or damaged items will be charged to the guest.
11. Amenities/Appliances: No refunds for inoperable amenities such as pools, hot tubs, or elevators. We strive to maintain appliances in working order but cannot guarantee availability.
12. Cleaning Issues: Report cleaning concerns within 12 hours of check-in. Afterward, we are not responsible but may assist. Inspections require a vacant apartment unless otherwise arranged.
13. Mail/Packages: Deliveries are not allowed before arrival. Guests must coordinate delivery to the door or nearby facilities (e.g., FedEx/UPS). Hosts are not responsible for coordination.
14. Respect: Disrespect or offensive behavior towards staff will result in cancellation without refund.
15. Identity Verification: A valid government ID is required and may involve additional background checks. We reserve the right to collect a $500 safety deposit for rule compliance.
16. Pool Area Rules: No glass near the pool. Beverages are allowed but must follow community rules.
17. No Shoes Indoors: Shoes must be removed upon entry.
18. Balconies/Patios: No items should be hung on balcony rails. Glass is prohibited on pool-facing balconies and patios.
19. Community Rules Violations: Violations, including illegal activity, nuisance complaints, or actions interfering with residents or business operations, result in immediate removal and a $1,000 fine.
20. Quiet Hours: Maintain quiet from 10:00 pm to 7:00 am.
21. We are not responsible for the availability or closure of any building amenities (such as the gym, pool, common areas, etc.). Any maintenance, closure, or operational issues related to shared amenities are managed by the building and are outside our control.
No smoking, no parties, no glass in pool areas, including decks and balconies overlooking the pool.
Registration or installation of additional apps is permitted where it’s required for legal or compliance reasons which a Host can verify in writing upon request by Airbnb (such as building security rules).
In such instances, Hosts must include information about what is required, and why, in their guest-facing listing description, so guests understand this additional step is a requirement prior to booking.
